When is rent due, and what happens if I pay late?
Rent is due on the 1st of each month. If rent is not received within the grace period agreed upon in the lease agreement, a late fee will be applied. Florida law does not set a specific late fee percentage but requires fees to be reasonable and clearly stated in the lease. Please refer to your lease for your late fee agreement.
What is the landlord required to maintain?
Under Fla. Stat. §83.51, the landlord must: - Maintain roofs, windows, doors, floors, steps, porches, exterior walls, foundations, and plumbing. - Install window screens in reasonable condition at move-in and repair them once annually, if necessary. - Comply with housing, building, and health codes.
What are the tenant’s responsibilities?
Under Fla. Stat. §83.52, tenants must: - Keep the home clean and sanitary. - Dispose of garbage properly. - Keep plumbing fixtures clean and in good repair. - Use electrical, plumbing, A/C, and appliances reasonably. - Do not damage the premises or disturb neighbors unreasonably.
What is the meaning on “Move-In Condition”?
The lease states tenants accepted the property 'in good condition' except for normal wear at the time of move-in. An Inspection Checklist must be completed within 24 hours of move-in. If not returned, later claims of pre-existing damage may be considered the tenant's responsibility.
Who pays for repairs?
Landlord: Structural repairs (roof, plumbing, foundation, screens once per year). Tenant: Damage from misuse, neglect, or failure to report issues.
How does the security deposit work?
Deposit must be returned within 30 days of lease termination, less lawful deductions. If the landlord intends to withhold funds, they must send a written notice within 30 days. Tenant has 15 days to object.
Can the landlord enter my home?
Yes. The landlord may enter at reasonable times for inspection, repairs, or to show the home. It is encouraged for set forth what is considered reasonable on an individual basis. Tenants cannot completely restrict access to the property; however, it is in good practice for the landlord to honor reasonable time frames.

What happens if I want to move out early?
Early move-out without agreement may result in continued rent liability until the end of the lease or an early pay out. Security deposit may be used toward damages or unpaid rent.
What if the landlord doesn’t give possession on time?
If possession isn’t delivered within 5 days of the lease start date, the tenant may cancel the lease and receive a refund of all money paid or received a proration for the delay.
